You know appraisals drive everything.
Cold-calling is a grind. Online ads are getting more expensive and less targeted. And most letterbox drops get binned in five seconds because they read like junk mail.
There's a better way — and it's been quietly working for over a year, one street at a time.
This isn't a generic "thinking of selling?" flyer.
It's a system built around one idea: make the homeowner feel like their specific street is the story — not your business.
- A scheduled appraisal date for their street (creates real urgency, not fake scarcity)
- Real recent sales near them, with your name on them
- A live market snapshot (median price, active buyer demand) that feels like local intel, not a sales pitch
- Specific, recent testimonials — not stock quotes from "happy clients"
- A single clear call-to-action that gives the homeowner permission to be curious
What you get for $97.
Everything you need to run the system this week.

The Heavy Lifting
What's inside the playbook.
This is where the $97 turns into a system. Not just a template — a repeatable process, start to finish.
Module 1: Why This Works
The psychology behind why a hyper-local letter outperforms cold calls, ads, and generic mail drops — and why most agents who copy the letter without the system underperform.
Module 2: Picking Your Target Street
The exact criteria for choosing a street worth targeting — recent comparable sales, low turnover, rising demand signals — plus how often to run a new one so the "scheduled appraisal" urgency stays believable instead of looking automated.
Module 3: Sourcing Your Data In 15 Minutes
A step-by-step checklist for pulling everything you need — 3 nearby comps, a suburb stat block, rotating testimonials — using free tools you already have access to. No paid data subscriptions required.
Module 4: Anatomy Of The Letter
A line-by-line breakdown of why every block in the letter earns its place — the hook, the urgency mechanic, the comps, the stats sidebar, the testimonials, the soft close — so you understand why it converts, not just what it says.
Module 5: Customizing It For Your Market
Exactly what to change for every street and suburb, and what to never touch — so the template keeps performing instead of degrading the more you adapt it.
Module 6: Print & Distribution
Paper stock, quantities, cost-per-piece, and the DIY-vs-mail-house decision — so your first run doesn't burn a weekend or a budget figuring out logistics.
Module 7: The Follow-Up System
What to say the moment the phone rings, and how to run the appraisal visit itself so it converts into a signed listing — not just a polite "I'll think about it."
Module 8: Tracking & Scaling
How to know when you're ready to go from one street a week to multiple streets, multiple suburbs, or handing the system to another agent in your office.
Bonus: Testimonial Request Script
The exact ask that got the testimonials used in this letter.
Bonus: 3 Seasonal Headline Swaps
Winter Market Update / Spring Buyer Surge / End-of-Year Off-Market Opportunity, so the format never goes stale.
How it works.
- 01
Pick a street
Use the criteria in the playbook — turnover, owner-occupier ratio, recent comparable sales.
- 02
Plug in your data
Drop in 3 recent sales, current median, and a scheduled appraisal date. 20 minutes in Canva.
- 03
Drop the letters
Walk the street yourself or hire a runner. Cost: roughly $40 in printing for 100 homes.
- 04
Answer the phone
Use the scripts. Book the appraisal. Repeat on the next street.
This agent is already getting appraisals.

"It feels incredible to have a system in place that actually works. The first street I dropped resulted in an appraisal the next day. I’ve since done a second street and already generated another appraisal. I can't believe it!"
From the founder
Why I created Appraisal Magnet.

A couple of years ago, I found myself starting again.
I'd moved to a new town, joined a new agency, and quickly realised I had one big problem — nobody knew who I was.
Like most agents, I don't get paid unless I list and sell property. If I wasn't generating appraisals, I wasn't earning an income.
I started researching every successful real estate letterbox campaign I could find. I studied what worked, what didn't, and after months of testing, tweaking and plenty of trial and error, I finally created what became the Appraisal Magnet.
The results completely changed my business.
Over the next two years, that one simple letterbox drop generated more than 50 appraisal appointments in a town where I had zero profile when I started. It became the foundation of my prospecting, giving me a predictable flow of appraisal opportunities without spending hours every day cold calling and getting hung up on.
But I still had one question…
Was it just me, or would it work for other agents too?
Around that time, a new salesperson named Glen joined our office. There was an area I wasn't targeting myself, so I handed him the template, told him to replace my details with his own, and start dropping it.
The very first street he delivered to — around 100 homes — booked an appraisal. The following week he dropped a second street, and booked another appraisal.
That was the moment I knew this wasn't just a lucky campaign. The system worked.
That's why I created Appraisal Magnet. Instead of spending months trying to reinvent the wheel, you can use the exact proven template that generated more than 50 appraisals for me and produced immediate results for another agent.
My goal is simple: to give agents across Australia a proven, repeatable way to generate appraisal opportunities without relying solely on cold calling, door knocking or hoping the phone rings.
If it helped an unknown agent build a business from scratch in a brand-new town, I believe it can help you too.

Who this is for.
This is for you if…
- You sell residential real estate and want more appraisals on the board this quarter
- You're tired of cold-calling and want a prospecting channel that doesn't burn you out
- You're willing to spend 60 minutes setting up your first street
Not for you if…
- You want a hands-off ad platform with zero work on your end.
- You sell commercial, rural, or off-the-plan exclusively.
- You're looking for a magic button — this is a system, not a miracle.
In a world of screens, this gets you back on the street.
We live in a digital-heavy world. Algorithms, ads, inboxes, feeds — everyone is competing for attention behind a screen. But homeowners still trust the agent they see on their street.
The Appraisal Magnet isn't another online tactic. It's a hands-on method that gets you out of the office, walking the neighbourhood, and meeting the people whose homes you want to list. There's something powerful about being physically present in the area you farm. People notice. They talk. And when the phone rings, you're not a stranger — you're the local agent who showed up.
It works because it's human.
Risk vs reward
One listing pays for the template hundreds of times over.
This is a system, not a magic button. It works when you work it — pick the right streets, plug in the data, and keep going. But if it only generates one new listing, on an average house value of $750,000 at 2% commission, that's $15,000 in commission. All for the cost of a $97 template.

One-time, lifetime access
That's a 15,365% return on investment — or $154 back for every $1 you spend.

Questions.
Do I need a Canva Pro account?
No. The template works on the free plan.
What data sources do I need?
Just the free tools you already have access to (realestate.com.au / Domain).
Can I reuse it for multiple streets?
Yes — that's the point. One purchase, unlimited streets/suburbs, forever.
Does this work outside Australia?
The structure is universal; you'll adapt the data sources (e.g. Zillow/Redfin instead of realestate.com.au) — covered in the playbook.
What if my first street doesn't bring in a call?
Don't judge it off one street. This works like any prospecting method — it's a numbers game. It only gets a response from a homeowner who already has some reason to want to know their value or is actually thinking about selling, and that's not every house on a street. Some drops will be quiet, and that's normal, not a sign it's broken. The agents who get real results are the ones who keep going — pick a new street, drop it, repeat. If your first one's quiet and you want a second pair of eyes on your letter or street choice, just email me.
